Hotel Apartments Karachi
Terms & Conditions
These Terms & Conditions apply to all direct bookings with Hotel Apartments Bahria Town Karachi (KarachiBnB), including those arranged through our website, WhatsApp, telephone, social media, or other direct communication channels.
1. Booking & Acceptance of Terms
Our website provides accommodation information and redirects booking enquiries to WhatsApp, where availability, reservation details, and payment arrangements are finalised. No payment is collected directly through our website.
A booking enquiry or quotation does not constitute a confirmed reservation. Reservations are confirmed only after Management issues written confirmation through an authorised communication channel.
Before payment or booking confirmation, guests will be provided with access to the applicable booking policies. By expressly accepting these policies and proceeding with a confirmed reservation, the booking guest agrees to comply with them.
The person making the reservation is responsible for ensuring that accompanying guests are aware of and comply with property rules. Any exception must be agreed in writing by Management.
2. Guest Eligibility & Building Accommodation Policy
Hotel Apartments Bahria Town Karachi operates in a family-oriented residential building. Accommodation is intended for families, corporate and business travellers, and solo travellers.
- Unmarried couples are not permitted to stay together under the stated property rules.
- Unrelated mixed-gender groups are not permitted under the stated property rules.
- All guests must provide valid identification and comply with building visitor, security, and accommodation requirements.
Nikahnama requirement for young married couples
As part of the building’s stated guest-verification policy, young married couples may be asked to provide proof of marriage. Where the husband’s name is not mentioned on the wife’s CNIC, a soft copy of the Nikahnama (marriage certificate) must be provided when requested under this building policy.
This requirement will be communicated before booking confirmation and payment. It is a building accommodation policy, not a requirement established by the Sindh Information of Temporary Residents Act. Management may decline bookings that do not satisfy disclosed property requirements, subject to applicable law.
3. Mandatory Identification & Sindh Police Hotel Eye Registration
Guest identification and registration are mandatory. Under applicable Sindh guest-registration requirements, Management verifies guest identities and provides prescribed information to the relevant authorities. Guests must cooperate with registration through the Sindh Police Hotel Eye Management System (Hotel Eye Sindh).
- Every adult Pakistani guest must present a valid original CNIC for verification.
- Foreign guests must present a valid passport and applicable visa or immigration documentation where required.
- Clear copies or photographs of required documents must be provided through the designated channel.
- All overnight guests, including accompanying children, must be registered with particulars appropriate to their age and legal requirements.
- Guests must supply accurate details and may not use false, altered, expired, or another person’s identification.
- Management will submit prescribed information through Hotel Eye Sindh and/or other legally authorised reporting arrangements.
- Guests must cooperate with reasonable verification requests by authorised building security and law enforcement personnel.
Under Section 3(2) of the Sindh Information of Temporary Residents Act, 2015, prescribed guest information is generally required to be provided to police within three hours of arrival or check-in.
Failure or refusal to complete mandatory identification or registration requirements may result in denial of accommodation, subject to applicable law.
4. Check-in & Check-out
Check-in: 2:00 PM onwards (Pakistan Standard Time) | Check-out: By 11:00 AM
- Early check-in is subject to availability and written approval.
- Late check-out requires advance permission and may involve additional agreed charges.
- Guests must return keys and vacate the apartment by the agreed check-out time.
- Extensions are subject to availability and written confirmation by Management.
- An unauthorised overstay may result in reasonable additional accommodation costs, as permitted by law.
- Late arrival does not extend check-out or automatically entitle the guest to a partial refund.
5. Community Rules & Neighbourhood Conduct
Our apartments are in a residential building. Guests must respect the privacy, safety, and comfort of neighbours and building personnel.
- No parties, events, unauthorised gatherings, or celebrations.
- No disturbance: loud music, shouting, excessive noise, or disruptive behaviour is prohibited, particularly at night.
- No smoking, vaping, or shisha inside the apartments, on balconies, or in building areas designated as non-smoking.
- No possession, use, or distribution of illegal drugs or narcotics.
- No pets, except where accommodation is required by applicable law.
- No threats, harassment, violence, or abusive conduct towards residents, guests, or staff.
- No unlawful activities or serious misuse of the premises.
- No unauthorised commercial events, business gatherings, filming, or photo shoots involving outside participants.
- All applicable building rules, security procedures, parking arrangements, and lawful instructions must be followed.
6. Occupancy, Visitors & Children
- Only registered guests approved under the reservation may stay overnight.
- Maximum occupancy is the number of persons confirmed for the apartment. Additional guests require approval and may incur agreed charges.
- Visitors require prior approval and are subject to building security rules; unregistered overnight visitors are prohibited.
- Guests under 18 must be accompanied by a responsible adult unless another arrangement is lawful and expressly approved.
- Responsible adults must supervise children, particularly near balconies, windows, electrical equipment, and other hazards.
- Reservations may not be transferred and apartments may not be sublet without written permission.
7. Cleanliness & Property Care
Guests must maintain reasonable cleanliness, take care of the accommodation and report accidental damage or malfunction promptly.
- Use furniture, appliances, and facilities responsibly.
- Avoid stains or damage to mattresses, bedding, towels, curtains, sofas, carpets, walls, and other items.
- Dispose of rubbish appropriately and do not move heavy furniture or alter the apartment without approval.
- Do not leave electrical or cooking appliances operating unattended; follow safety instructions.
Normal wear and tear is not chargeable. Excessive soiling or damage beyond normal wear and tear may result in reasonable cleaning, repair, or replacement charges.
8. Damage, Missing Items & Additional Charges
Guests are responsible for damage or loss caused by themselves or persons admitted under their responsibility, to the extent permitted by law.
- Management may document damage through dated photographs, inspection records, and other evidence.
- Charges will reflect reasonable repair, cleaning, or replacement costs at current market rates, accounting for normal wear and tear.
- Guests will be notified of the alleged damage and the basis of any charge.
- Management may seek reimbursement for established losses through lawful procedures.
No arbitrary damage penalties will be imposed.
9. Payment Terms & Reservation Confirmation
Direct payments must be made only through payment methods officially communicated and verified by Management.
- Accommodation rates, any advance payment, and the balance-payment deadline will be disclosed before confirmation.
- Advance payments and deposits count towards the total accommodation price unless expressly agreed otherwise.
- Payment screenshots alone do not prove receipt; funds must be verified.
- Failure to pay by an agreed deadline may result in cancellation under the disclosed booking conditions.
- Any security deposit or additional charge must be disclosed and agreed before booking where applicable.
- Prices are in Pakistani Rupees unless stated otherwise; applicable taxes will be included or separately identified as required by law.
Management will issue written booking confirmation and a suitable payment acknowledgement.
10. Cancellation, Refunds & Booking Changes
Direct reservations are subject to the separate Refund & Cancellation Policy, including the following key terms:
- Full refund of accommodation payments for written cancellation received at least 72 hours before scheduled check-in.
- Less than 72 hours before check-in: a refund is conditional on a confirmed, paid replacement booking for the same apartment and cancelled date(s), under the full Refund & Cancellation Policy.
- No-shows and early departures are not automatically refundable.
- Date changes and extensions require written Management approval; a rescheduling request does not automatically waive cancellation rules.
11. Failure to Meet Check-in Requirements
Guests must confirm before payment that they meet all disclosed requirements. If a guest materially misrepresents identity, guest numbers, or booking information, or refuses mandatory identity checks or lawful security procedures, Management may deny check-in where legally permitted.
Any resulting cancellation or refund will be assessed under the disclosed booking conditions and applicable consumer protection law.
12. Facilities, Maintenance & Utilities
We aim to provide the amenities included in the confirmed listing and booking. Shared building facilities such as elevators, parking, and utility infrastructure may be managed by third parties.
Maintenance, electricity, internet, water, or other service disruptions may occasionally occur. Guests should promptly notify Management, which will take reasonable steps to investigate and address the issue.
Where an essential advertised service cannot be provided, appropriate assistance or remedies will be assessed according to the circumstances and applicable law. Unadvertised facilities are not guaranteed.
13. Guest Safety & Prohibited Items
- Do not tamper with wiring, air-conditioning equipment, fire-safety devices, locks, or building infrastructure.
- Fireworks, explosives, dangerous substances, and unlawful weapons are prohibited.
- Any legally held firearm must comply with applicable law and any disclosed property restrictions.
- Do not make unauthorised alterations to the apartment.
- Report hazards, incidents, and emergencies promptly.
- Use balconies and windows safely and supervise children appropriately.
14. Management Access & Guest Privacy
Guests are entitled to reasonable privacy. Management and authorised staff will not enter an occupied apartment without permission or reasonable prior notice, except where immediate access is necessary for an emergency, urgent safety concern, or other lawful reason.
Routine maintenance and inspections will be coordinated where reasonably possible. Any security cameras will be limited to lawful, appropriately disclosed areas; no cameras will be installed inside private guest accommodation.
15. Personal Belongings & Liability
Guests should take reasonable care of belongings and secure apartment doors. Management is not an insurer of personal property.
Claims regarding theft, loss, injury, property damage, or service failure will be assessed according to the facts and applicable law. Nothing in these Terms excludes liability that cannot lawfully be excluded.
16. Violations & Termination of Stay
Serious violations may result in cancellation or termination of accommodation, subject to applicable law.
- Illegal activity or prohibited drug use.
- Violence, harassment, or threats.
- Serious or repeated disturbance to neighbours.
- Deliberate damage, unauthorised parties, or severe safety violations.
- Materially false identification or guest information.
- Refusal to comply with mandatory registration requirements.
Management may take reasonable steps to stop prohibited conduct and may require guests to vacate where legally justified. Unused accommodation charges may be retained following lawful termination for serious misconduct to the extent allowed by law. Building security or law enforcement may be contacted where necessary.
17. Complaints & Reporting Issues
Guests should report accommodation issues promptly through official WhatsApp so that Management can investigate and seek a solution during the stay. Provide relevant details and photographs where practical. Guests retain any rights and remedies available under applicable law.
18. Third-Party Reservations
Bookings placed through Airbnb, Booking.com, or other platforms are subject to applicable platform terms. Where platform-specific booking or refund rules conflict with direct-booking terms, platform requirements and mandatory law govern. Guests must use platform dispute or cancellation channels where required.
19. Unforeseen Events & Management Cancellations
Serious building emergencies, natural disasters, government restrictions, or infrastructure failures can affect accommodation. Management will make reasonable efforts to notify guests and explore suitable alternatives.
If confirmed accommodation cannot be provided, an appropriate refund, replacement accommodation, or other remedy will be determined under the Refund & Cancellation Policy and applicable law.
20. Guest Information & Privacy
Personal information, including CNIC or passport details, booking records, and marriage documentation where required by building policy, is collected for legitimate booking, identity verification, security, and legal compliance purposes.
Prescribed guest information is submitted through the Sindh Police Hotel Eye Management System in accordance with applicable legal requirements.
Access to documents is limited to authorised personnel; personal data is not sold or used for unrelated marketing. See the separate Privacy Policy for more information.
21. Governing Law & Disputes
These Terms & Conditions are governed by applicable Pakistani law, including relevant Sindh legislation. Guests are encouraged to contact Management first about a dispute, but nothing in these Terms removes a guest’s right to approach a competent court or lawful authority.
22. Changes to Terms
Management may amend these Terms for future reservations. The version accepted when a reservation is confirmed will ordinarily apply to that booking unless the parties agree otherwise or a change is legally required.
23. Acceptance of Terms
By expressly accepting the policies and confirming a direct reservation, the booking guest acknowledges the Terms & Conditions, accommodation and building rules, mandatory identification and Hotel Eye registration procedures, Refund & Cancellation Policy, and occupancy and safety requirements.
The booking guest agrees to communicate the relevant rules to accompanying occupants.
